Yung lupa niyo ba eh, hanggang ngayon, hindi pa rin nakapangalan sa iyo?

Paano mo ngayon ililipat ito sa iyong mga anak?

Ideal na pag bumili ka ng lupa or minana mo ang lupa, ay dumaan ka sa proseso ng paglipat ng titulo sa pangalan mo. Pero marami sa ating mga kababayan na hindi ito ginagawa. Hindi muna inililipat sa pangalan nila.

So, ito ang tanong ng reader natin today, Wendy M, who says:

"My spouse and I purchased a 90 sq. m. house and lot from my aunt and uncle sometime in the early 80's. They only gave me the land title. No other legal documents were issued to prove our ownership of the land. They passed away before they could give us the deed of sale. We have been paying for its taxes since we acquired them. We really didn't mind the lack of deed of sale since we have been living here even before we bought the property and nobody contested our ownership. However, I want to transfer the property to my children. Is it possible? Please advise. Thank you."

So today paguusapan ang:

1. Ano dapat gagawin once makabili tayo or bigyan tayo ng lupa?

2. Dapat bang may kasulatan to?

3. Ano pwede gawin in case walang kasulatan?
